Client: Apartment Building Purchaser

In 1999, Kleinfeldt Consultants Limited was retained to conduct a Phase I Environmental Site Assessment on a residential apartment building in Toronto, Ontario.
We were to determine if the subject property contained substances or had a history that might have an environmental impact on the future use of the site as requested by the prospective purchaser.
The building was heated with a natural gas-fired hot water boiler system. A consultant's report was provided, stating that there was no underground storage tank on site.
Kleinfeldt examined the site and identified a suspected tank under the parking garage floor. Kleinfeldt recommended that the status of the underground storage tank be determined by the Vendor.
Subsequent investigations by the Vendor's consultant confirmed the presence of the tank. The tank and soil contamination were removed by the Vendor, with Kleinfeldt providing review and confirmation of the work for the Purchaser.
Kleinfeldt's assessment led to the removal of the underground tank, and a successful purchase of the residential apartment building, without the Purchaser's assumption of unwanted environmental liability.
