A Client developing condominium apartment buildings with underground parking garages to be constructed on portions of the former Gooderham & Worts Ltd. distillery with impacted soil conditions requested John McGlone to carry out this site remediation on property adjacent to the West Don Lands land assembly.

The scope of services included an assessment of the impact of historical migration of coal tar from a block within the land assembly, the potential migration of contaminants from the two operating scrap-yards to the former distillery lands and the actual contaminants in imported fill in place at the site since the 1800s.

The work involved evaluation of soil and groundwater conditions at heritage buildings to be incorporated into the developments. The impacted soil was reviewed by Site Specific Risk Assessment (SSRA) and categorized for handling on-site or off-site. The impacted groundwater was analyzed and pre-treated to meet sewer by-law criteria. A Remedial Work Plan was developed to guard against the intrusion of problematic vapour, and to obtain concurrence from MOE. An acknowledged Records of Site Condition was obtained following completion.

The work was extended to review conditions and evaluate the use of SSRA for assessment of soil and groundwater conditions for the remaining 41 of the existing 43 buildings at the distillery to be preserved as heritage structures.
