Client: Finca Building Establishments c/o Northwest Property Corporation.
Our Structural Engineers are working on the Balcony Railing & Concrete Shearwalls Rehabilitation project at a property in Toronto.

Kleinfeldt inspected the balcony railing, balcony slab & soffit and Shearwall. During the balcony inspection, our engineers noted delaminating of concrete on slab, soffit & soffit edges, and made a record of the deteriorated railing panels which need to be replaced.

The client is Finca Building Establishments c/o Northwest Property Corporation and the contractor is Global Restoration Ltd. The work started on 16th November, 2011 and presently the contractor is working on the balcony railing retrofitting.
The balcony railing retrofit work requires the removal of bad panels, the cutting of all panels from bottom 1” above the slab level & installation of the stiffener bar.

Presently, the scope of work is:
- Concrete Repairs – Vertical Shear Walls (face repairs) on north and south elevations
- Concrete Repairs – Exposed Slab Edges (north and south elevations)
- Concrete Repairs – Building end walls (east and west elevations)
- Rout & Seal cracks on Shearwalls, end walls and exposed front surface of the concrete floor slabs as directed
- Coating of balcony walls, shear walls, end walls, outside of balconies exposed slabs front surface and all other exposed concrete surfaces
- Retrofit Item 1 – Cut existing guardrail panel projects and install Seffner bar to all existing guardrails
- Retrofit Item 2 – Replace existing guardrail panels
- Retrofit Item 3 – Clean, Prime and re-paint metal guardrails
