Kleinfeldt was retained to perform a condition assessment to provide the client with the professional assessment of the condition of the balconies. The purpose of the study was to assess, address and implement design solutions for the restoration of the balcony guard rails, shear walls, balcony slabs and soffits and canopies. The study included on-site visual inspections and field measurements of the balconies, 'sound' tests with the use of a hammer, and visual inspections of the membrane topping and balcony soffit.
The assessment concluded that balcony slab surfaces and soffits, the guard rails and the shear walls as well as the roof and entrance canopies were in need of repair and restoration. Detailed technical specifications were written and computer-assisted drawings and costing analyses were prepared for the repairs. Kleinfeldt implemented a tendering process and bids were invited from a number of contractors.
Kleinfeldt Consultants drew upon the expertise of its engineering staff to provide the client with a professional assessment of the condition of the balconies, address and implement design solutions and to determine the scope of work required to repair them. Technical staff prepared the specifications and CAD drawings for the required repairs.
Throughout the construction phase, KCL provided Project Management and On-site Inspections as well as Construction Reports. These reports checked phases of work completed, noted deficiencies, discussed such with the contractor and verified correction of the deficiencies and other technical data of the work being done. The project was completed to the satisfaction of the client and Kleinfeldt.
Kleinfeldt Consultants' Technical, Computer Assisted Drafting and Project Management staff were intensely involved in every facet of the project to facilitate the repair of the balconies, shear walls and canopies in a timely and cost-effective manner.
