Kleinfeldt Consultants was retained to complete a major high-rise window replacement project in Toronto. After conducting a condition assessment inspection, the scope of work was determined to include removal and replacement of existing windows, window frames, interior and exterior caulking materials, window flashing materials and any associated window hardware to dispose of off-site. Specifications were then written and computer-assisted drawings made for the replacement of the windows. A tender process was established and implemented by Kleinfeldt Consultants to select a contractor, with the Client awarding the contract for the window removal and replacement.
Kleinfeldt Consultants supervised the contractor in the removal of the windows as per tender documents. The next step involved the restoration of interior sills, interior drywall plaster, interior paint, exterior wall-coating system and all other finishes damaged during the progress of the work. Kleinfeldt Consultants ensured that the contractor modified all existing frames, interior sills and interior drywall plaster as required to accommodate the new windows. The final step was the installation of the new windows, window frames, interior and exterior caulking, air sealing and insulating materials, window flashing materials and all associated hardware/trim as outlined in the tender documents and specifications.
Kleinfeldt Consultants drew upon the expertise of its engineering staff to provide the client with the professional assessment of the condition of the windows and to determine the scope of work required to repair them. Technical staff prepared the specifications and computer drafting for the required repairs, selected contractors, invited bids, implemented the tender process and provided assistance to the client in the selection and awarding of the contract to the suitable contractor.
Kleinfeldt Consultants' Technical and Project Management staff were intensely involved in every facet of the project to facilitate the removal, repair and replacement of the windows in a timely and cost-effective manner.
