Owners of older buildings do, at some point, face the problem of heating riser blockage, resulting in decreased heating efficiency. In some cases, condominium owners are faced with myriad, simultaneous issues including:

  • Lack of adequate heating or cooling performance in specific condo units
  • Condensation problems on specific units
  • Condensate drain pan failures
  • Piping noise and water balancing issues
  • Common corridor ventilation issues

Plumbing and heating riser problems are not the scourge of older buildings alone; many newly-constructed buildings suffer from poor design, or from sloppy construction practices, where drywall is hung before heating riser insulation is installed, hence preventing heating riser insulation altogether. Exposed heating risers result in significant heat loss and poor system performance.

Sluggish performance from plumbing risers can cause problems with moisture removal; subtle design faults in HVAC systems can have the same moisture retainment effect, particularly in improperly piped systems where the pre-cooling section is not piped with the warmer return water in a series piped system.
