Modern real estate transactions, particularly large-scale commercial dealings, mandate the inclusion of environmental liability. Today’s banks and buyers want to know if there is a potential for environmental impact, what the potential scale is, and what the cost of remedial action would be.

Kleinfeldt’s team of experts can handle single property deals or real estate portfolios. We have well-established procedures and a thorough support staff to ensure both speed and accuracy in our Environmental Site Assessments.

 

Our Environmental Consulting Services include the following: 

  • Peer reviews of existing environmental documentation
  • Phase I Environmental Site Assessments
  • Phase II Environmental Site Assessments
  • Phase III Environmental Site Assessments
  • Hazardous Materials Surveys (including Asbestos Survey)

Environmental Site Assessments (ESA’s) are generally divided into two levels of investigation:  Phase I and Phase II.  Phase I ESA’s identify any potential or actual environmental impact on the subject property. Based on the results of the Phase I ESA, a Phase II ESA characterizes the extent of the impact. If required, a Phase III ESA can be completed, which involves the remediation of the impacted area(s).
