Owners, investors and property managers of new condominium complexes are required to complete a Performance Audit Inspection before the end of the first, second and the seventh year of completion of the building construction.

Kleinfeldt has performed hundreds of Performance Audit Inspections to document that all conditions of the building and site elements are covered to satisfy the scope of the Warranty Program, inside the program's specific deadlines for written notification of warrantable defects.

Performance Audit Reports are the result of a Performance Audit Inspection; a requirement per the Condominium Act and the New Home Warranty Program (formerly Tarion) to ensure that any major problems existing in a condominium common elements are found before the end of a timeline deadline for submitting a warranty claim under the Ontario New Home Warranty Program.

The timelines are as follows:

  • Second Year - the warranty covers water penetration into the building envelope, health and safety violations and mechanical system problems
  • Seventh Year - the warranty covers major structural defects
