Kleinfeldt's reputation in Property Condition Assessment is reinforced by ever project we undertake. We are justifiably proud of the longevity of our relationships with numerous municipalities and many leading investors. Our Property Condition Assessments are the 'next step up' following Due Diligence Inspections, in that any noncompliance issues unearthed during Due Diligence are assessed at this juncture with a view towards determining the capital required to make your building compliant. Capital needs for maintenance and repair are also in our reports thereby enabling you to best determine what future steps you wish to take.

Property Condition Assessments investigate the current condition and life expectancy of the following building components:

  • Roof systems and related components
  • Electrical services and fixtures
  • Common plumbing components, including hot water heaters, heating units and HVAC units
  • Interior and Exterior walls
  • Floors
  • Windows and Doors
  • Specialties

Kleinfeldt also inspects the proposed property's real estate portfolios, the outside grounds and common areas, and the surface lots adjacent to the building. Where possible, Kleinfeldt also undertakes the interviewing of the current management and maintenance staff in an effort to provide reports regarding maintenance contracts on key building equipment.

At the end of the Property Condition Assessment, you will have a comprehensive written report of where, in its life expectancy, your building stands. Such knowledge is invaluable in any decision-making process: whether that process be the initial purchase, the refinance, or the long term investment strategy.
